The ASPIRE Program

Through the ASPIRE for Fractionals inspection and evaluation program, Resort Development & Advisors, Inc. provides a pre-development advisory service tailored to quickly assess the potential of your resort property as a site and a market for a fractional -interest resort ownership product offering.

The ASPIRE evaluation is designed to assist owners, developers, lenders and potential equity or operating partners in reaching 'Go forward' or 'Stop' decisions when considering the development potential for a resort fractional-interest ownership component at the subject property.

The ASPIRE Process

The ASPIRE for Fractionals process is sectioned into parts to facilitate two progressive 'Go' or 'Stop' first look determinations.

Part 1: Site and Resort Investigation

ASPIRE's first step focuses on the resort area, the site's location, your operation and your immediate and long term goals for the resort.

Beginning with an intensive one-day, on-site review by a Resort Development & Advisors principal with you and your team, we evaluate your resort operation and laser beam in on the question: "Is this a site and destination where a luxury fractional project or other shared-ownership vacation product will flourish and why?"

Conclusions and recommendations from the ASPIRE Part 1 include:

  • An opinion on the resort location for a fractional project;
  • The fractional market, trends and their implications for the resort area;
  • The pros and cons of the resort site as it relates to the regional market;
  • Development options for fractional or other alternate second-home or vacation products for the resort site.

The results are then interpreted into a strategic approach for implementing the fractional-interest ownership product for your resort.

The conclusions drawn in this first part of ASPIRE are meant to aid your internal planning and development strategy for your resort and are held strictly confidential. Recommendations are summarized within a 4-5-page report that highlights the findings.

Part 2: Resort Product Determination

ASPIRE's second step refines the conclusions drawn in Part 1 to outline the fractional-interest housing product[s] for your resort site.

Upon your review of the ASPIRE Part 1 determinations and at your option to proceed with a 'Go-forward' decision, Resort Development & Advisors will delve further in vetting your resort site's potential in order to define a fractional ownership product offering that is appropriate to your resort and its market.

Building upon the discovery and conclusions from the first step, ASPIRE Part 2 outlines:

  • Definitions, for clarification in understanding product types;
  • General characteristics of a fractional product [s] suitable to your resort opportunity, including identification of ownership share sizes and how owners would access the use of their time;
  • Identification of developers/ operators within the marketplace as potential partners or competitors;
  • Purchaser profiles and general preferences in product design and program use;
  • A statement on project positioning within the market;
  • Preliminary outline of floor plan sizes and furniture, fixtures and equipment [FF&E] guidelines;
  • Project amenities and owner services required;
  • Marketing considerations, including a preliminary discussion on prospect lead generation and sales center requirements;
  • Pricing by share size, unit type and seasonality;
  • Preliminary estimate of sales pace;
  • A financial proforma 'snapshot' preliminary that shows general revenues, related costs and profit before taxes from the sale of the ownership shares;
  • Comments on legal structure issues and registrations.

The work product produced in ASPIRE Part 2 identifies the parameters of what a fractional-interest ownership housing product could do for your resort's bottom line profitability. It is suitable for your use to begin discussions with developers/ purchasers, lenders and potential joint venture equity and/ or operating partners.

This ASPIRE Part 2 report also serves as the foundation for the preparation of a business plan that may be required by lenders prior to their committing the development and consumer financing for the fractional housing component of your resort development.

The results of Resort Development & Advisors' work in Part 2 of the ASPIRE program is presented in an outlined report, generally comprised of 25 - 30 pages.

Travel and Report Related Expenses

US domestic and international travel expenses are charged at cost and are additional to the above listed fee schedules.

Report preparation expenses ARE NOT included within the above listed fee schedules. Report preparation expenses include, but are not limited to, copying, graphics production, courier service, telephone, photography and any other assignment related expenses. Resort Development & Advisors can deliver its ASPIRE reports electronically via the Internet in 'print-ready' formats.

Payment of Fees

Fees for each part of the ASPIRE program are to be paid in advance as a retainer via bank wire-transfer to Resort Development & Advisors' designated account.

Payment of international travel and report preparation expenses is due and payable within seven (7) days upon receipt.

Scheduling ASPIRE

A principal of Resort Development & Advisors is prepared to initiate the ASPIRE for Fractionals program at a mutually convenient time.
